Identify the surface
Wood, fiber cement, stucco, masonry and vinyl have different needs. On vinyl, compatible vinyl-safe colors and coatings matter because darker colors can absorb more heat. Ask for a product suited to the actual siding.
Make repairs visible
Peeling areas, chalking, failed caulk, rot, loose trim and stucco cracks should be documented. Determine which repairs are included, which require a separate price and whether replacement material is needed.
Specify the preparation
A proposal should describe cleaning, scraping or sanding where appropriate, priming exposed material, caulking, masking and the finish coats. Weather conditions and cure time affect the work sequence.
Before you compare estimates
Ask each company to describe the same work, materials, preparation, protection and exclusions. The lowest number is difficult to interpret when the scopes differ.
Common questions
Can vinyl siding be painted?
In many cases, yes, with a coating and colors approved for vinyl. Ask the painter to inspect the siding condition and follow the coating manufacturer's guidance.
Is power washing always enough preparation?
No. Cleaning is one step; loose coating, failed caulk, damaged material and exposed substrate may need separate work.
What if rot is found during painting?
Ask that hidden damage be documented and priced through a written change before repair work proceeds.
