Map the work areas
Identify buildings, floors, units or elevations and note occupied spaces. A site walk or photos can clarify quantities, substrate conditions and areas that need special access.
Coordinate the schedule
Discuss after-hours work, tenant notices, phased access, security, noise, ventilation and reopening. Put protection and cleanup expectations in the written scope.
Align documentation
Ask the painting business for relevant insurance documentation, licenses where required, safety planning, product information, warranty language and a single point of contact for changes.
Before you compare estimates
Ask each company to describe the same work, materials, preparation, protection and exclusions. The lowest number is difficult to interpret when the scopes differ.
Common questions
Can work be phased around tenants or customers?
Often, subject to the provider's availability and project size. Describe the occupied areas and required access windows in your request.
Do you handle multiple properties?
You can submit a multi-property request. Include each property's location and timing so availability can be evaluated.
Will the quote include repairs?
Only if repairs are explicitly included. Identify damaged areas and ask for separate line items when the scope is uncertain.
